Begin with the Salt Lake County Assessor's parcel search and map. Confirm the parcel number, tax district, property characteristics, and municipality or service area. The county's property-information hub also links assessor, recorder, survey, and tax resources. Then identify the building authority or service provider. Cities and towns have municipal authority, while the Greater Salt Lake Municipal Services District provides services for its member cities, towns, and unincorporated county area. Search additions, basement finishes, accessory dwelling units, garages, decks, solar installations, electrical panels, and major remodels. Keep approvals, plans, inspections, and final documents with the correct parcel.
Land conditions deserve a separate check. Salt Lake County's zoning, construction, and permit resources include county and right-of-way information, while other regulated work may depend on the municipality or MSD service area. For a hillside, creek, alluvial-fan, or mapped floodplain property, collect parcel-specific surveys, geotechnical reports, drainage plans, elevation information, claims, photographs, and completed repair records from the applicable offices. Do not turn a valleywide soil or seismic concern into a claim about one house without evidence. HOA approvals, shared private roads, and utility-district obligations should also be reviewed independently from government permits.
Now compare what you would still need to do under each option. A listing may require local permit research, targeted correction, engineering follow-up, cleaning, showings, buyer inspections, and continued taxes, insurance, utilities, and association charges. An as-is contract may reduce preparation, but its net price, diligence, termination rights, title conditions, costs, closing date, and possession still matter. A tenant, estate, or co-owner can affect timing. Use the parcel and local authority to narrow the work before spending; broad assumptions about Salt Lake County are not a reliable repair plan.
